55 Station Street, Brookline Dave was appointed the agent for a ground-up new construction building in Brookline Village. It's one of the most interesting building's he's seen in his more than 10-years of brokerage experience.

Carriage House, Brighton Successfully represented and sold a Carriage House that looked like an abandoned garage. The owner later won the approval of Boston Zoning Board of Appeal to turn it into a residential dwelling.
Brick Three Family, Brookline Bought for $1.375 million and converted three-family brick building in the heart of Coolidge Corner. The building had no parking and the units were in a state of neglect and disrepair. Kept the first floor and basement as my primary residence, sold the third floor as-is, and customized the second floor unit to the specifications of the buyer I found while marketing the unit with no walls (had multiple offers and received over the ask).
Cambridge St, Brighton Bought with partner a four-family and converted. This left me with 2-units of the four-family. Gutted the units from head-to-toe. Marketed and sold one unit during construction (with no walls) and one after construction had been completed.
Elliot Street, Newton Became a 20% partner-in and converted a 6–unit building in Lower Falls, Newton. Sold one of the units at auction as a means to understand auctioning as a marketing tool.
Fast Condo Conversion, Brookline Represented a three unit condo conversion. Seller closed on the project July 1 of the year and we simultaneously closed the three condo units (because they didn’t have a partial release) on August 22nd .
Homer/Aspinwall, Brookline Before buying real estate and doing condo conversions was en-vogue, successfully represented the renovation of these two buildings totaling 16-units, whose common areas and exterior looked more like a tenement (the exterior still looks kind of like a tenement).
Marlborough Street Townhouse, Back Bay Successfully represented and sold a 7000 sf Back Bay townhouse that didn’t have a kitchen and didn’t have a bathroom you would feel comfortable using. The anecdote about the challenge of the subsequent appraisal is one for the ages. |
